On the premises of Lagerhäuser Aarau AG in Hunzenschwil, ERNE is building a modern high-bay warehouse and office space with modern workplaces.


Precise planning within a fixed time frame
The extension not only meets the increasing demand for flexible storage and logistics solutions, but also sets contemporary standards in terms of automation, energy efficiency and sustainable construction. A key challenge for this project is the tight construction schedule. The time frame for the realization of the high-bay warehouse is fixed. Halfway through the construction period, the building must be completed to the full height of the new high-bay warehouse. In order to meet these ambitious targets, the construction programme was optimized and the coordination of schedules and plans was intensified considerably.


Increased efficiency through digital construction processes
By implementing the project as a BIM construction site and optimizing the construction processes using VDC (Virtual Design and Construction), it was possible to significantly increase efficiency, which is a key success factor given the short construction time for the high-bay warehouse. The virtual overall model, which integrates the building structure including all stages in detail, enables precise construction scheduling, smooth coordination of the trades and early identification of interfaces and potential conflicts - an essential prerequisite for the on-time construction of an industrial building of this size.


Maximum precision for extreme loads
Underpinning work on the existing building was required for the construction of the 130-metre-long and 100-metre-wide industrial building, which was completed around 1.5 months earlier than originally planned. This meant that the temporarily cleared storage area was available for operations again at an early stage - a particularly positive milestone in the construction process.
At the same time, the majority of the 12,000 m2 floor slab was constructed. This places high demands on load-bearing capacity and precision, particularly in the area of the high-bay warehouse. Due to support loads of over 2,500 tons per support, the floor slab in the area of the warehouse building was constructed with foundations reinforced with steel mushrooms. These were offset with millimeter precision to ensure a force-fit steel-on-steel connection with the columns.


Efficiency sets the pace
50 employees work on the large construction site every day, and efficient construction site logistics are crucial. Four powerful Wolff WK 7534 cranes with an outreach of 75 meters ensure fast reaction times. The approximately 31,000 m³ of concrete for the concreting work will be produced and processed directly on site using a mobile concrete plant, including dewatering. This solution ensures short transportation routes, high flexibility and a consistently high quality of workmanship. After the foundation work, the walls and ceilings are constructed. On average, once the floor slab has been completed, a slab is concreted every other day for a total of 120 slab stages, each covering an area of 300 to 350 m². The shell construction work will be completed by connecting the new building with the existing building. This will create a seamlessly functioning overall complex.
