New residential development Baumgarten Rombach Küttigen

The sustainable, modern residential quarter "Baumgarten" was created in the greater Aarau area, more precisely on the former site of the Hauenstein tree nursery in Küttigen. Three individual building areas designed by three architects enable living for high demands and every taste. Well thought-out architecture, a wide range of comforts, peace and quiet and plenty of privacy are the guarantors of this project. The condominiums and terraced houses as well as the rental apartments are in a privileged location in Rombach Küttigen: Close to the banks of the Aare river and the center of Aarau.
LAYING OF THE FOUNDATION STONE
On Friday, August 27, 2021, the foundation stone for the "Baumgarten" residential development was laid on the construction site. Rombach Immobilien AG, a subsidiary of the ERNE Group from Laufenburg, hosted this joyous occasion as the developer. In a festive ceremony, a box containing construction documents was set in concrete in the foundations and the official start of construction was toasted.
PROJECT INFORMATION ON THE "BAUMGARTEN" DEVELOPMENT
The "Baumgarten" development is the result of a carefully developed design plan. The new building consists of 77 owner-occupied apartments and 66 rental apartments - supplemented by 20 owner-occupied terraced houses. The Baumgarten site covers a total area of 34,000 m2 on which a total of 163 residential units will be built. The buildings in the residential quarter will be constructed in stages and subtly reflect the history of the tree nursery. The construction method is sustainable and ecological - thanks in part to hybrid timber façades that meet the Minergie P standard. Heating is provided by geothermal probes. There is also a free-cooling system (cooling function) and photovoltaic systems for electricity production (contracting). Parking spaces for electric vehicles are also part of the environmentally friendly standard at Baumgarten.
PLANNING OF THE LIVING SPACE CONCEPTS
Three renowned, independent architectural firms - ERP Architekten from Baden, Frei Architekten from Aarau and ffbk Architekten from Zurich - developed three residential concepts in different construction areas, which ensure a functional and varied architectural language.
Yellow building site: These three buildings offer owner-occupied apartments, represent the area with the highest point on the slope and offer a fantastic view towards Aarau and across the Aare valley in relaxed, park-like surroundings
Green building site: In a wonderfully green setting and centrally located in the Baumgarten, this living space offers a diverse and well thought-out range of condominiums and rental apartments
Blue development site: terraced houses for sale that offer their own garden area, plenty of privacy and an attractive elevated location
With the help of the unique environmental concept by landscape architects Hager Partner AG, the three areas merge into one large architectural whole, although the architectural language of the three groups of houses is different.
FROM THE STARTING SIGNAL, WE ARE MAKING GREAT STRIDES FORWARD
The actual go-ahead for this large-scale residential development project was given in November 2020 with extensive terrain work. As preliminary work, the course of the stream was rerouted in the nursery area and sewerage work was carried out for the municipality. The excavation and earthworks included demolition, pipeline and sewer construction (including expanding the caliber of the Centub pipes to DN 1000) and two large inlet and outlet structures. Road construction work was also carried out with foundation renewals and surfacing work (municipal road, cantonal road crossing K470) with corresponding edge finishes and paving.
The civil engineering teams started excavating the various construction sites at the beginning of April 2021. In addition to special civil engineering work, a large number of pile walls and pile walls were constructed and the sewer and utility lines, including the work for the boreholes for geothermal probes, were installed in stages in various areas of the site.
THE DIFFERENT STAGES
In June 2021, the ERNE building construction teams started their work on the various construction sites in line with the progress of the civil engineering work. On the yellow S1 construction site, the "Haus Iris" building was the first to be erected and completed as a shell with a total of four levels. This was followed at regular intervals by the building units on construction sites M1 to M5, where the four storeys were raised in stages. The first terraced condominium building Z1 was also started on the Blau construction site at the beginning of 2022. Work on construction sites S2 and S3 began in spring 2022, with buildings Z2 and Z3 being completed in the final spurt.
Our civil engineering and structural engineering experts worked closely together on this project and, as a well-coordinated team, ensured that everything ran smoothly on the construction site. To simplify logistics and optimize the limited space available, a temporary access road to the underground car park was built, among other things.
PROJECT HANDOVER
The residential development was completed step by step in 2023 and handed over to the owners and tenants. After ten years of development, planning and construction, the Baumgarten Rombach-Küttigen project was successfully completed in 2024 with the opening of the Tannbächlein and its revitalization as well as the final surrounding and finishing work.
